TRA only represents tenants and buyers.  That means TRA will never represent a landlord/owner in a transaction thereby ensuring our clients
we will never have a conflict of interest.  Under PA State Law a broker representing the tenant or buyer must "be loyal to the (tenant or) buyer" always acting in the tenant's or buyer's interest.

A dual agent (a broker who represents landlords/owners AND tenants/buyers) is under no such obligation and in fact is obligated to "take no action that is adverse or detrimental to either party's interest in a transaction" (see Consumer Notice or Section 606.4 of PA State Law)

While other firms (unless they exclusively represent tenants/buyers) may be required by state law to "take no action that is adverse or detrimental to either party's (i.e. landlord/owner or tenant/buyer) interest", TRA is devoted solely to our clients' best interest.  We must be loyal only to our client and we will never jeopardize this trust.

A word about  professional fees:

Typically, TRA's clients incur no upfront costs for TRA's services.  Fees for tenant representatives are typically paid to the tenant’s/buyer's agent by the owner (or owner’s representative) of the prospective site.  You may have experienced this when buying or selling your home.  In the home selling scenario, sellers almost always pay a commission to their broker.  Their broker in turn shares that commission with a buyer's broker.  Whether the buyer is represented or not, the seller pays the same.

So it is with most commercial landlords/owners.  And, because TRA is negotiating leases/purchases all the time, because of our experience, because of our mission, because of our comprehensive program, our clients have greater potential to realize:

bullet

lower costs (than our clients could negotiate for themselves)

bullet

better legal terms

bullet

more efficient space

bullet

less time (spent on your part)

bullet

no upfront costs

More and more tenants/buyers are realizing that the owners have representatives negotiating for them in the process, why shouldn’t the tenant/buyer?  And, when the tenant/buyer is dealing with the owner’s representative, that representative is obligated to look out for the landlord's best interest.  One firm is obligated to look out for your best interest...
